Facts:   Loc given & arranged for viewing on next day, Sun 

              Seller,  Ctr Supervisor & we had to cancel weekend plan

              Sunday came, all met (spent 1hr)

Client   We can’t go ahead, b’cos its too far from my place, Tampines 

 

The lesson: Client wasted everyone's time, or arrogant; do not know what exactly he wants. If he had told us; we would have emphasized the distance & time taken & could have avoided wasting every ones time.

Example 2 (Education Biz Buyer) 
 

Client:     Just give me the details U have 
 Facts:     Only if the BM know, can we give what he want 

                 A firm like us may have 100-200 client
 We          I have a college priced $5mil
 Client:    Why tell me $5mil, U don't have cheaper?
 Fact:       How would we knows?  
 We          I have a tuition

Client:     No Tuition, I want like schools doing Cert, Diploma 

We           Any particular loc? 

Client:     we want near MRT, where trainers can take MRT 

We           U want to train the students get Cert, Govt Subsidy 

                 that’s the SSG school; Training Centres 

We           Your budget     

Client      few hundred thousand 

We           U can only get a basic school at breakeven or minor profit 

 

Lesson:   So far the client need a SSG school with basic set up at most within budget of $500k at location near MRT. 
Yet, the urgency, seriousness, preferred SSG programs is yet to be established!
